What Is a Turnover Cleaning?
A turnover cleaning (also called a make-ready clean or flip clean) is the comprehensive cleaning performed between occupants, whether that is a rental unit turn, a pre-listing clean, or a closing-day handoff. It covers every surface a new occupant or inspector will see, from oven interiors to window tracks.
There are three distinct turnover scenarios. Each has different timelines, pressure levels, and priorities.
Tenant Move-Out Turnover
This is the most common scenario. The outgoing tenant has moved out and the property manager needs the unit inspection-ready for deposit return, and listing-ready for the next tenant.
Typical timeline: Confirmed at quote based on property size, condition, and schedule. If the lease timeline is tight, ask what rush options are available.
Condition: Usually moderate to heavy. Tenants have different standards, and many leases or move-out instructions require professional cleaning. We assess from photos and quote accordingly.
What's prioritized: Kitchen appliance interiors (inspectors check oven racks and refrigerator shelves first), bathroom grout and behind-toilet areas, floor detail along baseboards. Everything on the detailed move-out checklist.
Listing Prep Turnover (Seller Move-Out)
The seller has moved out and the home needs to be show-ready. Photography is scheduled. The standards are different from a rental turnover. Everything needs to look as good as it can, not just pass inspection.
Typical timeline: Confirmed at quote. We can coordinate around your photography schedule when capacity allows.
Condition: Variable. Well-maintained homes are lighter; estates and long-occupied properties can be heavy. Same pricing structure applies. We quote from photos.
What's prioritized: Visual presentation. Spot-cleaning walls and baseboards, polishing fixtures, streak-free glass and mirrors. Between-Closings Turnover
The highest-pressure turnover. The buyer closed in the morning, the seller moved out, and the buyer expects to move in that afternoon. The window is fixed and narrow.
Typical timeline: Confirmed at quote. We prioritize between-closings jobs when capacity allows, and rush service is available on request.
Condition: Variable, but expectations are absolute. The buyer has just paid for a home and expects it to be immaculate. A missed spot isn't just a complaint. It's a closing-day crisis.
What's prioritized: Speed without sacrificing thoroughness. Two-crew deployment when needed. Photo documentation of every zone (critical if a walkthrough reveals a missed item after the fact).
What's Included in Every Turnover Clean
- Kitchen: Oven, refrigerator, microwave, and dishwasher interiors and exteriors. Cabinet interiors and exteriors. Range hood degreasing. Countertops, backsplash, sink.
- Bathrooms: Shower and tub, walls, floor, fixtures, door and track. Toilet, bowl interior, seat and lid, base, behind the toilet. Sink, cabinet, mirror, exhaust fan, towel bars.
- Living areas: Baseboards full-length. Window sills and tracks. Ceiling fans, blades top and bottom. Light fixtures, switch plates, door frames. Closet interiors.
- Floors: Vacuum and mop all surfaces. Detail corners and along baseboards.
- Photo documentation: All completed zones documented. Included at no extra charge.
What to Look For in a Cleaning Partner
No chemical smell. Non-toxic products mean no chemical residue and no lingering fragrance. The property can be shown or inspected immediately.
Fast quoting. Text the square footage and a few photos for a prompt firm price. No back-and-forth, no surprise adjustments unless the actual condition is significantly worse than shown, and we discuss that before starting.
