Not at all. Many clients prefer to be out and come back to a clean home. If you won't be home, just provide entry instructions and a way to reach you. If you are home, we'll do a brief walkthrough before starting.
Essential Clean times vary by home size, condition, and scope. Deep Clean times vary by square footage and scope. Move-out clean times depend on square footage and condition. We'll give you a time estimate when you book.
Yes. Clean and Simple, LLC carries general liability insurance. Proof of insurance is available on request before any work begins.
We bring our non-toxic cleaning products, recycled cotton cloths, vacuum, mop, and tools. Just have your home accessible and clutter picked up from floors and surfaces. For move-in, move-out, and turnover appointments, please make sure running water and seasonally appropriate heating or cooling are available. If either may be unavailable, contact us before the appointment so we can adjust the schedule.
Oven and refrigerator interiors are included in our Move-Out Cleaning and available as add-ons for Essential Clean and Deep Clean. Interior window pane detailing is available as an add-on. Essential and Move-In cleaning include wiping interior window sills. Move-Out cleaning includes detailed sills and tracks plus spot-cleaning visible marks on glass. Deep Clean window work is confirmed with the quoted scope.
Clean and Simple focuses on residential cleaning, move-in and move-out cleaning, listing prep, and residential property turnover cleaning for real estate agents and property managers. We do not currently offer routine office janitorial, healthcare facility, industrial, or school cleaning.
Products & Practices
We use selected non-toxic products by default: isopropyl alcohol, washing soda, baking soda, castile soap, and Murphy's Oil Soap for wood surfaces, mixed into different formulations by job.
Yes. Our formulations are matched to the job: degreasing for kitchens, mineral buildup in bathrooms, and gentler products for routine surfaces. Technique, dwell time, and the right product matter more than a harsh smell.
No. We use a rotation of laundered recycled cotton cloths. This eliminates disposable wipes entirely and keeps our cleaning kit simple, reusable, and low-waste.
Our routine kit is mostly unscented and uses a transparent set of known ingredients. Contact us before your first visit to discuss product preferences and whether our routine approach is a fit for your home.
Pricing & Quotes
Residential cleaning is quoted by home size, condition, cleaning cadence, and scope. We provide a firm price before any work begins.
Move-out cleaning is quoted by square footage and condition. Text us your square footage and a few photos of the kitchen, bathrooms, and floors. We'll text back a firm quote.
Recurring clients receive priority scheduling and a locked-in day and time slot. For property managers with regular turnover volume, contact us to discuss arrangements. We build long-term partnerships, not one-off transactions.
We accept cash, check, Venmo, and Cash App. Payment is collected after the cleaning is complete and you're satisfied with the results.
Realty Teams & Property Managers
Turnaround depends on property size, condition, and current scheduling. If the job is urgent, ask what rush options are available. We prioritize between-closings turnovers when capacity allows.
Yes. We document each completed zone with photos for your property files, inspection records, and client communication. This is included with every turnover clean at no extra charge.
Yes. Our standard products are mostly unscented and low odor, so homes can usually be photographed or shown right after cleaning. This is especially valuable for same-day showings or photography sessions.
